ENERGY CLASS

The building of Allveelaeva 2 meets the energy efficiency rating class A.

FOUNDATION, WALLS, CEILINGS AND ROOF

The building rests on pile foundations. The load-bearing structures of the car park are made up of external walls made of monolithic reinforced concrete, prefabricated internal walls made of reinforced concrete and posts made of monolithic reinforced concrete, on which the bulkhead made of monolithic concrete rests. The load-bearing structures of the first floor are made up of prefabricated walls made of reinforced concrete elements, posts and beams made of monolithic reinforced concrete. From the second floor up, vertical load-bearing structures are made up of prefabricated walls made of reinforced concrete elements. Layers of insulation are installed and concrete screed has been poured on bulkhead panels to prevent noise caused by walking. The building has a flat roof made of rolled material roofing. The predominant cladding material for the facades is brick tile lining of three different shades, contrasted by reflective metal that adds airiness to the structure of the upper floors of the building. The walls of loggias feature thermal wood lining.

INTERIOR WALLS, INTERIOR STAIRS AND HALLWAYS

The load-bearing walls between apartments are made of prefabricated reinforced concrete panels, non-load-bearing walls and internal walls between apartments and the stairwell are made of concrete blocks. Bathroom walls and shafts are made of lightweight blocks. The interior walls of the apartments are plasterboard walls on a metal frame in which mineral wool is used as an insulating material. OSB reinforcements are included in plasterboard walls in the zones for fastening kitchen cabinets and the television. Steps and staircase landings inside the building are made of prefabricated reinforced concrete elements. Each stairwell in the building has an elevator. The walls of the stairwell and elevator halls are painted, ceilings are suspended ceilings.

BALCONIES AND TERRACES

Balconies are made of prefabricated reinforced concrete slabs, and the floors of terraces and balconies are covered with thermal wood boards. Balconies and loggias have glass railings, and French balconies feature metal railings.

WINDOWS AND DOORS

Commercial premises on the first floor feature a glass facade. From the second floor up, the building has triple-glazed windows with wood-aluminium frames. The main entrances of apartment buildings are made of aluminium profile and glazed. The front doors of apartments are covered with bleached oak veneer. Interior doors of apartments are finished according to the interior design package.

CEILING HEIGHT

The height of the living spaces in apartments is approximately 2.8 meters. Apartments on the top floor, i.e. the 6th floor, are more spacious, with ceiling height approximately 3.1 meters.

HEATING AND VENTILATION

The building is connected to the Utilitas Tallinn district heating system. Commercial premises are equipped with radiator or convector-type heaters; apartments feature a convenient and energy-efficient underfloor heating that can be adjusted room by room. Collector cabinets for heating pipes are installed in the hallway niche or in the utility room. Apartment are equipped with an apartment-based ventilation system with heat recovery. Ventilation units are located in the utility room, wardrobe or a separate toilet. Heat recovery helps to conserve energy and filtering air exchange reduces the amount of dust particles in the room. Kitchen areas are fitted for the installation of a kitchen hood with a motor (ducts and cabling have been built). An electrically operated non-return valve has been installed on the hood exhaust pipe to prevent noise in the duct when the hood is not in operation in windy weather.

COOLING

The building is connected to the Utilitas Tallinn district cooling system. In all commercial premises, localised cooling is built. The living room and one bedroom of all apartments feature a cooling unit, the price of which is included in the price of the apartment. A cooling unit has been installed in all the rooms in the apartments on the top floor, i.e. the 6th floor.

WATER SUPPLY AND SEWERAGE

The building is connected to the water supply and sewerage network of the city of Tallinn. Domestic hot water is prepared in the heating unit located in the basement floor of the building. Water meter readings are taken remotely. The reading is taken automatically and sent to the database of the building manager.

ELECTRICAL AND LOW-CURRENT SYSTEMS

Remotely read electricity meters of the apartments are located in the distribution centres of the floors. The apartment switchboard with the electrical and low-current sections is recessed into the hallway wall. The electrical section features automatic fuses, and the low-current section features readiness for a security centre, TV and communications connections, and a free slot for active devices (router) of the computer network. Technical readiness for entering into contracts for phone, internet, and television services with various service providers is ensured. The apartments are equipped with electrical sockets and switches in locations chosen by the interior architect, and light fittings are recessed into sanitary rooms and the hallway. Terraces and loggias are equipped with a light fitting and a socket suitable for outdoor conditions.

SMART HOME

All apartments are equipped with smart home solutions which allow controlling the indoor climate of the apartment and the video intercom and to monitor the apartment’s utility systems both on a monitor inside the apartment as well as online through a smart device. Indoor climate control includes heating and ventilation as well as cooling of rooms. Ventilation is adjusted according to an apartment-based CO2 sensor, humidity sensor or a manually selected mode. In addition, smart home solutions allow monitoring electricity readings and hot and cold water readings, and these are automatically sent to the building manager.

CHARGING ELECTRIC VEHICLES AND PERSONAL LIGHT ELECTRIC VEHICLES

For charging personal light electric vehicles, all storage rooms are equipped with a socket that measures consumption separately. Parking spaces for cars are equipped with readiness for installing a charging point for an electric vehicle. A central charging unit with a meter for measuring dynamic load has been installed in the building to measure the building’s consumption and direct free power to the chargers. A personal charging station can be purchased or leased from a service provider.

PARKING FLOORS

Parking spaces for vehicles and storage rooms are located on the underground floor of the building and the section underneath the courtyard on the first floor. Technical rooms are located on the underground floor, bicycle rooms and garbage room are located on the first floor. A shared hobby room is located on the second floor. COURTYARD

The courtyard is located in the middle of the building on the roof ceiling of the parking floor and is a floor above the street level. The courtyard is divided into zones so that there would be a space for those passing through the courtyard, those wanting to sit, those enjoying private terraces of the apartments on the courtyard level as well as the smaller residents of the building. Children’s playground is located in the sunny part of the courtyard.
