Masing office building gets cornerstone

The cornerstone was laid today for an office building named after a well-known Estonian botanist and ecologist, Viktor Masing. The 13-storey building at Ülemiste City will be completed in 2027, adding close to 20,000 square metres of energy class A office space to the largest business complex in the Baltics.

The Masing Building is located at the address Lõõtsa 1B/C and the completion date is in November 2027. The developer is Mainor Ülemiste and the builder, Merko Ehitus Eesti.

Near the future Linda terminal of the Rail Baltica, the office building with 27,300 square metres of gross space consists of two towers connected to each other up to the ninth floor. It meets the highest environmental standards: energy class A, district heat and cooling and a 150 kW solar panel system. The interior design was inspired by the colours and textures of bogland areas. The terraces look out on the Old Town and sea and, on the other side, Lake Ülemiste and the airport. The lower stories of the business centre will boast a golf simulator meant for tenants and luxuriantly landscaped common areas. A green promenade with benches and a pond area will be located in front of the building.

The chairman of the management board of Mainor Ülemiste, Sten Pärnits, pointed out that the Masing Building is one part of extensive development plans at Ülemiste City in the coming years. “Close to 500 million euros will be invested into the complex along with Tallinn Airport Rail Baltica, covering construction of office and residential space, the new building on the health campus that has recently reached full height, new parkland and improved transport connections.”

Tallinn Deputy Mayor Joel Jesse says Ülemiste City is already a key traffic hub for the city, which once the airport is expanded and the Rail Baltica passenger terminal are completed will become an even more attractive port of entry for international investors and businesses. “I’m pleased to see that the buildings established in Tallinn fuse high-quality architecture, energy performance and long-term development of the urban space. Investments such as these will help to strengthen the role of the capital city as a centre for entrepreneurship and innovation and create an environment where companies can grow and create new jobs.”

The chairman of the management board of Merko Ehitus Eesti, Jaan Mäe, said: “We have a high regard for the ambition of Mainor Ülemiste when it comes to creating a good city, and it’s an honour to contribute our best construction competency and team toward it. The building has been gaining in height, the construction is going at a rapid clip and marked by positive cooperation with the customer and our key partners. We’ll be continuing in the same spirit and with the same energy.”

Pärnits said that the development of Ülemiste City proceeds from the principle that the new buildings should meet the increasing demands from businesses where the general environment and developer-side tenant services are ever more important criteria alongside the price of a square metre. They are drawn by the possibility of networking in the surrounding community and thus enjoying faster growth themselves.

“Supporting the growth of businesses has been a key part of planning the Viktor Masing Building, since we see that it’s precisely flexible office solutions and a contemporary work environment that are in highest demand on the business real estate market and which is also in short supply,“ said Pärnits.

The fact that development activity is on the right track is also underscored by Ülemiste City’s status as Estonia’s third largest business complex in terms of workforce taxes, thus having a significant influence on the country’s economy. Swedbank, which is also financing the construction of Masing Building, has served as an important partner in developing the campus.

Ülemiste City is the Baltics’ biggest business park: home to nearly 500 companies and a work, study and living environment for 18,000 people. Ülemiste City is developed by the Mainor AS subsidiary Mainor Ülemiste. The business park’s 30 hectares offer 170,000 square metres of office space for lease.
