Energy class

Based on energy calculations, the apartment buildings on Õie street meet the requirements of energy efficiency class A.

Building structures

Load-bearing structures of the buildings are supported by reinforced concrete shallow foundation. Load-bearing walls of the buildings are made of full concrete shallow blocks. Floors are made of precast hollow panels with step noise insulation and concrete levelling cast. The roofs are low-pitch gable roofs on wooden trusses covered by roll covering.

Stairs and hallways

Hallway walls are made of full concrete hollow blocks, waist slabs and half-landings are made of precast reinforced concrete elements.

Apartment properties

Interior walls

All interior walls separating the apartments have increased soundproofing due to using 240 mm thick full concrete hollow blocks. Interior walls inside the apartments are gypsum plasterboard walls on metal framework. The walls of wet premises and utility shafts are made of lightweight blocks.

Doors and windows

Apartments have windows with triple glaze units and PVC frames. Apartment entrances have fire-resistant veneered wooden doors. Interior doors are painted panelled doors.

Balconies and terraces

All ground floor apartments have spacious terraces, the first-floor apartments have balconies.

Heating and ventilation

Heating and indoor climate

The apartment buildings use district heating, and each building has its own boiler room. The apartments have comfortable and energy-efficient floor heating, collector cabinets of heating pipeline are placed in a niche of the hall closet or in the utility room. Heating costs are calculated per square metre, there are no separate heat meters installed in the apartments. Apartments are equipped with autonomous heat recovery supply-exhaust ventilation systems. Separate exhaust ducts are intended for kitchen hoods in all apartments.

Cooling readiness

The future owner of the apartment can purchase cooling service for additional fee. All apartments are designed with the option to install a cooling system for the living room. Additionally, larger apartments have the readiness to add cooling in one of the bedrooms.

Water and electricity supply

Water supply and sewerage

Apartment buildings are connected to the water and sewerage system of Rae rural municipality. Domestic hot water is produced locally in the boiler room of the building. Water meter readings are taken remotely, registered automatically and sent to the property manager’s database.

Electricity and weak current systems

Remotely read electricity meters of the apartments are installed in the main switchboard room, and electrical and weak-current switchboards in the apartments, either in the wall recess of the hall closet or in the utility room. Electrical section contains automatic circuit breakers and weak-current section comes with readiness to connect to the security centre, connections for TV and communications and for active devices of computer network (router). Apartments have wall socket-outlets and light switches, as well as light fixtures in sanitary rooms, utility room and hall. The rooms are equipped with module sockets for internet connection. Personal light electric vehicles can be charged via consumption-dependent sockets found in all storage units.

Charging an electric car

Parking places are equipped with the option to install recharging point for electric car Technically speaking, such option involves building the cabling necessary for the installation of smart CPU and chargers. CPU is equipped with dynamic load meter that measures the consumption of entire building and directs free unused power to the chargers. If a resident decides to acquire environmental-friendly electric car or already owns one when moving here, they can address the service provider chosen by the apartment association, who will finalise the connections of already established charging system in the building.

Courtyard area

The design of the space surrounding Õielehe apartment buildings and terraced houses is inspired by the street names – ÕIE (“flower”) and LEHE (“leaf”). The development includes building playgrounds in the shape of a flower and a leaf between the houses. In addition to lawn, the greenery surrounding the residential buildings consists in meadow flowers, ground-covering plants, decorative bushes and trees, berry bushes, fruit trees, perennials, grasses, and various species of trees. From the environmental sustainability aspect, the outdoor areas of the development are designed so that all excavated soil is used for terraforming flat areas. Moreover, great attention is paid to various uses of rainwater to allow its maximum natural absorption in the soil.

Access facilities for people with reduced mobility

Building entrances are level with the ground. Stairwells that open onto the ground allow access to the building from the same level as the front door, which allows people with reduced mobility to use the apartments on the ground floor. Vertical layout solution allows people to exit the building and reach the parking lot, outdoor recreation area and sidewalk without using any steps.
