  • The glazed balcony offers a comfortable place to sit even on windy or rainy days. Your terrace furniture will also appreciate being protected from the elements.
  • On the parking level there is a hobby room with a bicycle washing area, sink and workbench. Here you can wash your dog’s paws, children’s rubber boots, bicycle or stroller wheels.
  • At the bike maintenance station you will find the necessary tools for repairs and pumping tyres.

The author of the Tiiu 14/1 building is the well-known and respected KOKO Architects. The building consists of sections with varying heights, creating a visually dynamic and modern exterior. The building frontage aligns with the direction of Tiiu Street, while on the courtyard side intimate, light-filled and car-free outdoor areas are created.

The façade combines surfaces of red brick and light concrete, creating a cheerful and playful appearance. A distinctive architectural feature of the façade is the trapezoid-shaped windows.

The outdoor space concept is based on the idea that every courtyard should be a special and welcoming meeting place. Winding paths and green areas soften the geometry of the architecture. As a reference to the quarter’s identity, rainwater collected in the courtyard area is directed into a depression with a rocky base and landscaped slopes, creating an exciting natural play landscape.

Modern and cosy interior finishes

The initial inspiration for the interior finishing packages came from the red and green brick façades of the Tiiu 14 buildings, which served as the starting point for the Paris and Tokyo packages.

The remaining packages have been designed so that every future homeowner can find something suitable here — something neutral and natural for Nordic tastes, something classic, something softly dark, and something lively for those who prefer a new-meets-old style.

The interior finishing solutions are designed by KOKO Architects.

In winter, there’s no need to clear snow off your car, and on hot summer days, you can simply get in and go. Parking spaces are equipped with readiness for installing electric vehicle charging points.

A practical storage space lets you neatly store seasonal items – skis and snowboards in summer, or tents and beach chairs in winter. Simple and convenient!

Construction specs

Energy class

  • The calculated energy performance of the Tiiu 14 buildings corresponds to energy class A.
  • The Tiiu 14/1 building section consists of three staircases, the first of which is 8 storeys and the second and third 5 storeys. In total, the building contains 63 apartments.

Building structures

  • The load-bearing structures of the underground levels consist of cast-in-place reinforced concrete columns, beams and walls connected by a monolithic intermediate slab.
  • The load-bearing frame of the above-ground floors is assembled from three-layer reinforced concrete elements. To ensure better sound insulation, the intermediate floors are built from 265 mm hollow-core and solid panels.

Interior walls, staircases and corridors

  • Inside the apartments, walls between rooms are metal frame walls with plasterboard cladding, while bathroom walls are built from lightweight blocks.
Walls between apartments are constructed from 200 mm reinforced concrete panels to ensure better sound insulation.
  • Tiiu 14 building has two staircases with lifts.

Loggias and terraces

  • Almost all apartments have loggias with glass balcony railings at the lower section and openable upper glazing.
  • All first-floor apartments have a private wooden-deck terrace.

Windows and doors

  • Apartments have triple-glazed wood-aluminium windows and fire-resistant veneered wooden entrance doors.
  • Interior and exterior doors are 230 cm high on the first and top floors and 210 cm high on other floors.

Ceiling height

  • The ceiling height in living spaces is approximately 2.9 metres.
  • The apartments on the highest (8th) floor are more spacious, with ceilings reaching approximately 3.2 metres.

Smart home

Apartments are built according to the Smart Home concept, allowing indoor climate, intercom system and various readings to be monitored through automation.

The standard Smart Home installation includes:

  • control of heating and ventilation
  • audio-video intercom system
  • monitoring of electricity consumption
  • monitoring of hot and cold water usage

Electricity and water readings are automatically transmitted to the building manager. All systems can be monitored and controlled via the in-apartment touchscreen or through the internet.

Heating and indoor climate

  • The buildings are connected to the district heating system.
Room-based adjustable water underfloor heating ensures an energy-efficient indoor climate.
  • High-quality indoor air is ensured by an apartment-based mechanical ventilation system with rotary heat recovery. The ventilation unit is concealed behind the bathroom suspended ceiling or, in larger apartments, in the utility room.
  • Kitchen areas are prepared for installing a motorised kitchen hood (with installed piping and cabling). A return valve with electric drive is installed on the exhaust duct to prevent noise in windy conditions.

Cooling

  • All four- and five-room apartments are equipped with a cooling unit included in the apartment price.
    In two- and three-room apartments, the technical readiness for installing a cooling unit is provided. If desired, the unit can be purchased from us for an additional fee, or installed independently later.

Electrical and Low-Voltage Systems

  • Remote-read electricity meters are located in electrical rooms on the underground level. The apartment’s electrical and low-voltage distribution board is positioned in the hallway cabinet niche, while in larger apartments it is located in the utility room. The distribution board includes readiness for a security system, communication connections, and space for a computer network router and other active devices. Technical readiness is provided for signing service agreements for telephone, internet and TV services.
  • Switches and power outlets in the apartments are installed in locations selected by the interior architect. Rooms with suspended ceilings feature recessed lighting, while terraces and loggias are equipped with outdoor-suitable lighting and power outlets.

Water Supply and Sewerage

  • The buildings are connected to the Tallinn water supply and sewerage network. Domestic hot water is produced in the building’s heating substation located on the basement level. Water meter readings are taken remotely; the readings are recorded automatically and transmitted to the building manager’s database.

Charging for Electric Cars and Light Electric Vehicles

  • All storage rooms are equipped with power outlets with individually metered consumption for charging electric light mobility devices. Parking spaces are prepared for the installation of electric vehicle charging points.
  • The building includes a central charging system with a dynamic load measurement unit that monitors the building’s electricity consumption and directs available capacity to the charging stations.

Underground Level

  • In addition to private parking spaces, storage rooms and technical rooms, the underground level also features a shared hobby room equipped for bicycle maintenance and washing. The hobby room also includes a workbench for waxing skis. The walls of the underground level are decorated with graphic artwork.

Ground Floor

  • On the ground floor there are dedicated spaces for storing prams and parking bicycles. These rooms are accessible both from the street and from the apartment building foyer. The ground floor also includes a waste collection room.

Courtyard Area

  • The terraces on the ground floor gain additional privacy from raised green areas and planter boxes supported by retaining walls. The permanent planting in the community garden also includes edible plants.
  • The roof of the ramp leading into the courtyard is partially landscaped.
  • The courtyards include different types of play areas mainly for younger children — a water play area, sand play area, a large sloped surface with artificial turf and climbing rocks. Rainwater collected in the courtyard area is directed into a depression with a rocky base and landscaped slopes, creating an engaging natural play environment.

Accessibility

  • All building entrances provide step-free access, making them convenient for residents with reduced mobility and essential for those using wheelchairs or prams. The common areas of the buildings are equipped with contactless access systems using Bluetooth connectivity.
