Energy class

  • The energy performance of the Pille 11 apartment buildings corresponds to energy class B.

Internal walls, staircases and corridors

  • Walls between apartments are mainly reinforced concrete panels.
  • Internal apartment walls are metal stud walls covered with plasterboard. Bathroom walls are built from block elements.
  • Each building has a staircase with an elevator.

Structural design

  • The above-ground parts of the buildings have four or six floors.
  • The load-bearing structure consists of monolithic reinforced concrete columns and walls in the underground section, connected by a monolithic intermediate slab.
  • The load-bearing structure of the above-ground floors is made of three-layer reinforced concrete elements.

Balconies, loggias and terraces

  • Balconies and loggias have glass railings.
  • First-floor apartments do not have balcony railings, and the loggia opens onto the terrace.

Windows and doors

  • The homes feature triple-glazed wood-aluminium windows.
  • Apartment entrance doors are fire-resistant veneered wooden doors.
  • Interior doors are 210 cm or 230 cm high, depending on the ceiling height.

Ceiling height

  • Living spaces have ceiling heights between 2.8 and 3.2 metres.
  • Rooms with suspended ceilings have a minimum height of 2.4 metres.

Heating and indoor climate

  • The buildings are connected to the Utilitas Tallinn district heating network.
  • Water-based underfloor heating, adjustable by room, ensures an energy-efficient indoor climate.
  • A mechanical ventilation system with heat recovery ensures high-quality air circulation and healthy indoor air.
  • Kitchens have a separate ventilation duct for cooker hoods, directing air to the roof.

Water supply and sewage

  • The buildings are connected to the Tallinn water and sewage network.
  • Domestic hot water is produced in the building’s heating unit.
  • Water meter readings are collected remotely and automatically transferred to the building management database.
  • Commercial spaces receive hot water from boilers located within the premises.

Electrical and low-current systems

  • Remote-reading electricity meters are located in the electrical meter cabinet in the parking level.
  • The apartment distribution board (electricity and low-current systems) is recessed into the wall of the hallway closet or utility room.
  • The electrical section contains circuit breakers, while the low-current section includes: security system readiness, communication connections, space for a network router and other devices.
  • Each room has at least two electrical outlets.
  • Lighting fixtures are installed in suspended ceilings in kitchens, hallways, saunas and bathrooms.
  • Communication outlets for TV and internet are provided in living rooms. Technical readiness is ensured for telephone, internet and TV service contracts.
  • Each apartment also includes wiring for a local security system, which can be connected to a professional security service.

Smart Home

Apartments are equipped with a Smart Home system, allowing residents to monitor indoor climate, intercom systems and various readings via automation.

The standard installation includes:

  • heating and ventilation control
  • video and audio door intercom system
  • monitoring of electricity consumption
  • monitoring of hot and cold water consumption

Electricity and water readings are automatically transmitted to the building manager. All systems can be monitored and controlled via an in-apartment monitor or online.

Underground level

All Pille 11 buildings are connected by a shared underground level containing parking spaces and storage rooms.
The underground floor also includes a hobby room where residents can:

  • wash bicycles or strollers
  • inflate tyres
  • use tools for small repairs

The room also includes a workbench for ski waxing.
The walls of the underground level are decorated with graphic artwork.

Courtyard area

The courtyard is divided into two parts.
One side features children’s play areas, including:
