The author of the Tiiu 12 buildings is the renowned architect Velle Kadalipp. The architectural style of the Veerenni quarter is full of unexpected details and visual rhythms.

The Tiiu 12 buildings are positioned on the plot at a slight angle so that they converge toward the conceptual centre of the quarter, reflecting the planning rhythms characteristic of the surrounding architecture.

The façades combine dark and light concrete surfaces with brick, forming a balanced symbiosis of materials. The coolness of concrete is softened by the warm texture of wooden surfaces on the façades.

Views from the street into the landscaped inner courtyards help create a sense of safety and openness.

Six distinctive interior finishing packages

The interior finishing packages for the Tiiu 12 buildings were created by interior architect Kersti Pilar, who notes that the historical atmosphere inspired by the Veerenni neighbourhood is combined here with modern materials.

High-quality finishing materials have been selected with careful attention to every detail. The distinctive packages provide an excellent background for both bold and neutral interior design styles.

Construction specs

Energy class

  • The energy performance rating of the Tiiu 12 buildings corresponds to energy class B.

Interior walls, staircases and corridors

  • To ensure better sound insulation, walls between apartments are made of reinforced concrete panels.
  • Interior walls inside apartments are metal frame walls with plasterboard cladding. Bathroom walls are built from lightweight blocks.
  • All three buildings have a staircase with a lift.

Building structures

  • The load-bearing structure of the apartment buildings consists of cast-in-place reinforced concrete columns and walls in the underground section, connected by a monolithic intermediate slab.
  • The load-bearing frame of the above-ground floors is constructed from single-layer and three-layer reinforced concrete elements. To ensure better sound insulation, the intermediate floors are built from 265 mm hollow-core panels.

Balconies, loggias and terraces

  • Balconies have glass railings.
    First-floor homes do not have balcony railings, and the loggia opens onto a terrace.

Windows

  • Apartments feature triple-glazed wood-aluminium windows. Windows on the eastern façade are equipped with external façade blinds..

Ceiling height

  • Ceiling height in the homes is approximately 2.75 metres.
    Suspended ceilings are installed at approximately 2.4 metres in dry rooms and 2.3 metres in wet rooms.

Smart home

Apartments are built with the Smart Home solution, allowing indoor climate, the intercom system and various readings to be monitored through automation.

The standard Smart Home installation includes:

  • control of heating and ventilation
  • an audio-video door intercom system
  • monitoring of electricity consumption
  • monitoring of hot and cold water usage

Electricity and water readings are automatically transmitted to the building manager. All systems can be monitored and controlled from the in-apartment monitor or via the internet.

Electrical and low-voltage systems

  • Remote-read electricity meters are located in the electrical metering cabinet in the apartment building’s parking area.
  • The apartment’s electrical and low-voltage distribution board is installed recessed in the hallway cabinet wall or in the home storage room.
  • The electrical section of the panel includes circuit breakers, while the low-voltage section provides readiness for a security system, communication connections and space for a network router and other active devices.
  • Each room has at least two power outlets.
  • Lighting fixtures are installed in suspended ceilings in the kitchen, hallways, sauna rooms and bathrooms.
  • Living areas include connection points for TV and internet. Technical readiness is provided for signing telephone, internet and TV service agreements.

Heating and indoor climate

  • The buildings are connected to the Utilitas Tallinn district heating system. Room-based adjustable water underfloor heating ensures an energy-efficient indoor climate.
  • High-quality air exchange and healthy indoor air are ensured by an apartment-based mechanical ventilation system with heat recovery.
  • Kitchens have a separate ventilation duct designed for cooker hoods, directing exhaust air to the roof.

Water supply and sewerage

  • The buildings are connected to the Tallinn water and sewerage network. Domestic hot water is produced in the heating substation located on the basement level.
  • Water meter readings are taken remotely, automatically recorded and transmitted to the building manager’s database.

Underground level

  • The shared underground parking area for the three buildings includes parking spaces and storage rooms. The walls of the underground level are decorated with stylish graphic artwork.

Courtyard area

  • The courtyards of Tiiu 12 include comfortable seating areas and plenty of activities for children. Bicycle racks are installed for those arriving by bike.
  • At the rear side of the buildings lies Uus-Veerenni park, where children can play and adults can relax outdoors. The park features two public book cabinets and a charming sculpture alley.

Universal parcel locker

  • At the entrance of the Tiiu 12/2 building, a temperature-controlled universal parcel locker C-box has been installed, which can be used for receiving or returning online purchases.
