Allveelaeva residential building construction launches in Noblessner
We are launching construction of a new apartment building called Allveelaeva House, which will be erected next to the Vesilennuki apartment houses now under construction. As part of the joint development by Merko and BLRT Group, the Allveelaeva House, which has the logic of a circular building, will boast 148 apartments and 11 business units. The building will be finished at the end of 2023.
The latest new building in the Noblessner project will be a six-storey apartment building with commercial units at the address Allveelaeva 4 (merko.ee/allveelaeva). With spacious roof terraces, higher than average ceilings, windows extending to the floor and a superb location, the building will have a selection of apartments from one to four rooms each and ranging between 28–104 square metres.
“Compared to the new buildings currently being built on Vesilennuki and Lennusadama streets in Noblessner, the Allveelaeva House will have smaller apartments. These residential units will be ideal for a home in the city or – why not – a home office,” commented Kodusadam OÜ board member Tiit Kuusik. “And Noblessner marina is right next door, definitely a strong argument for owners of boats and yachts.”
The latest apartments and commercial units at Noblessner are being developed by Kodusadam OÜ, the shareholders of which are BLRT Grupp and Merko Ehitus Eesti.
The building at Allveelaeva 4 was designed by the architects of PLUSS, who were also responsible for the outdoor areas and the first modern residential and office buildings at Noblessner. Allveelaeva House continues the same kind of enjoyable, people-friendly style found elsewhere in the quarter. The building’s interior architecture is by EEOO Studio, and customers can choose from between six interior finishing packages.
The parking spaces are located on the first and below-ground level of the building, leaving room for a playground and atmospheric interior courtyard. The building will be finished at the end of 2023.
Noblessner, which has been named the best urban development in the Baltics, is located a short walk from Tallinn’s city centre and Old Town. What was once the most important submarine production site in tsarist Russia is today a stylish and modern seaside urban space. The quarter boasts historical industrial buildings with grand architecture, a marina, art gallery, some of the city’s best restaurants, a lively cultural scene, and a new residential-commercial development.
As the first project in the Merko-BLRT venture, four apartment buildings with 198 apartments and 17 office, café/restaurant and retail spaces were developed in 2019 on Staapli Street within Noblessner. The five Vesilennuki apartment buildings (merko.ee/vesilennuki) are also under construction, including 161 apartments and 14 storefronts.
The Noblessner residential development projects are managed by the joint venture Kodusadam OÜ, founded in December 2014 with AS Merko Ehitus Eesti and AS BLRT Grupp each with a 50% stake.
