Development of the Õielehe project continues apace in the hamlet of Jüri in Rae Municipality. Three apartment buildings are under construction in the second phase of Õielehe, and now the first terraced house construction is also under way. The apartment buildings with 33 units and the terraced houses with five units each will be finished in spring 2027.
Õielehe residential quarter is a secure and modern living environment. Featuring buildings with a functional floor plan and apartments of different sizes, the idea behind this homelike apartment surrounded by nature is to attract families of various sizes to move in. Along with an outdoor workout space and recreational trails in the neighbourhood, Õielehe encourages healthy lifestyles. Õielehe is a place where residents are on a first-name basis and neighbour children will find it fun to play together.
When all phases are fully completed, Õielehe will be home to more than 140 households. Besides 10 apartment buildings, four terraced houses are planned here. Each of the terraced houses will have five or six split-level apartments with 4–5 rooms, ranging between 128 and 144 square metres. The first terraced house still has three units available.
“In Tallinn, the smaller houses in Merko’s Uus-Veerenni development – with one apartment on each floor – proved very popular. It showed that families craved a more spacious home and preferred more privacy. The Õielehe terraced houses were designed with the same principles in mind. We have also thought through the outdoor area that comes with each apartment. All apartment owners in the terraced houses can also build a garden cottage on their plot; a design is included when they buy the apartment,” said the sales director for Õielehe, Almar Otter.
The terraced houses are also a good choice for families who want more living space and prefer living in a smaller building. Õielehe offers tranquil surroundings and a safe and secure neighbourhood, as well as all of the conveniences needed very close in Jüri. It’s also well connected to Tallinn as well as the road to Tartu. The first two apartment buildings here were completed last year and three are still available and ready for immediate move-in.
Õielehe’s buildings have been rated energy class A, all apartments in the larger buildings have a balcony or terrace and the terraced houses’ apartments have two terraces facing the morning and evening sun. The buildings are surrounded by landscaped yards featuring recreational/play areas. Parking spaces have readiness for EV charge points, there are solar panels on the roofs of the apartment buildings and all apartments will likewise have readiness for installation of air conditioning systems.
The way the buildings are spaced means a pleasant homelike environment with additional possibilities for residents in the form of a recreational trail nearby and the outdoor gym developed by Merko right in the complex. Several schools are within walking distance, like Rae State High School, also built by Merko, and a number of preschools, shops and places to eat.
