Merko will build Uus-Veerenni living environment with 50 apartment buildings in downtown Tallinn
In the first phase of construction, a total of twelve residential units with 137 apartments and 8 commercial spaces will be built in Uus-Veerenni development area. The public sale of apartments will begin today, and the first occupants will be able to move into their new homes by the end of 2019.
Uus-Veerenni is the largest comprehensive residential development area in Tallinn city center. It is located in Veerenni urban region, next to Baltika and Luther quarters, between Veerenni, Vana-Lõuna and Tehnika streets.
Nearly fifty new apartment buildings will be completed in Uus-Veerenni in the next ten years. Pille street and Tiiu street will be established in the quarter, a park-like environment will be created between the buildings, space will be allocated for local offices and small businesses and for a new kindergarten. Construction of one commercial building is planned for a later stage of development.
“While preparing for the Uus-Veerenni Quarter, we have deliberately aimed to continue the architecture of the neighboring townhouses from the period before World War II, while adding a modern look, but creating a living environment that would feel cozy as the dignified Veerenni urban region should,” commented Tiit Kuusik, Director of the Property Development Division of Merko Ehitus Eesti. “I am very pleased that the wasteland that has been standing idle in the heart of Tallinn for a long time will become a comfortable and modern living environment in the coming years,” Kuusik added.
Uus-Veerenni is one of Merko’s development projects with the greatest preliminary interest in history. Those who registered their interest on Merko’s website booked more than 90 apartments and commercial spaces out of 145 to be completed in the first phase of construction. “Three-story city villas with large balconies, where each family has its own private floor, but also the conveniences of a larger apartment building, such as an elevator and an underground heated car park, were particularly popular,” said Irina Piirmets, Sales Manager of the quarter.
In the first phase of development, six three-story gable roof town villas, two four-story and four six-story apartment buildings with surrounding living environments will be built on Veerenni Street next to the Baltika Quarter. The Uus-Veerenni district will become a small urban region inside a larger one, with local businesses and service facilities within the quarter providing everything necessary for living, while the downtown commercial and entertainment facilities, as well as the Järvevana cycle and pedestrian tracks and Järve health trail, are within easy reach.
Landscaped courtyards modeled by the spatial structure of the Notting Hill area of London will be set up between the Uus-Veerenni houses. Cozy rest and barbecue areas with lighting and benches, gazebos and children’s playgrounds enhance the quality of life. Parking will be moved to a heated underground parking floor in the residential quarter to provide more space for pedestrians on the roads inside the quarter. The common 1st floor of the buildings will accommodate storage rooms and bicycle care and parking spaces.
The first-phase buildings in Uus-Veerenni quarter have 1-4-room apartments, and the first floors of the six-story residential buildings also include commercial spaces. The selection includes smaller city apartments as well as larger family apartments with private terraces and lawns. Many apartments have loggias, and ground floor apartments have spacious terraces.
The apartment buildings are of energy class B. The facades of the buildings are adorned with dignified materials – brick, glass, steel – which are easy to maintain and look beautiful even after 50 years. The buildings have water floor heating controlled per room and apartment-based forced ventilation with heat recovery. The control of the indoor climate, passageways and various displays is possible through the automation both from the apartment wall and via the Internet.
The Uus-Veerenni homebuyers can choose between seven interior decoration packages of dwellings and six interior decoration packages of wet rooms, which can be combined with each other and allow to find the one that suits all tastes. The apartments range in size from 35 to 118 square meters and in price from EUR 2,142 to EUR 3,255.
