Merko laid the cornerstone for the largest new residential quarter in the city centre of Tallinn
Today, 6 November, Merko laid the cornerstone for its largest apartment development projects for the upcoming years, the New Veerenni residential quarter. The first residents will move into their homes at the end of 2019.
In addition to the contributing partners of the project, the neighbours of the New Veerenni development area and the future residents of the new residential quarter, the cornerstone was firmly set in place by the Deputy Mayor of Tallinn, Andrei Novikov, and the City Centre District’s elder, Vladimir Svet.
In his address, Jaan Mäe, a member of the management board of Merko Construction Estonia, welcomed the progressive start of the New Veerenni project: “We have the best team contributing to the creation of the new residential environment in the form of Merko itself, as well as the architects, landscape architects and all of the other development and construction partners.”
Tõnis Tarbe and Johann-Aksel Tarbe participated as the architects of the New Veerenni residential quarter, and the architectural solution for the landscaping has been created by Karin Bachmann and Mirko Traks. The construction works of the buildings and the infrastructure will be performed and led by Merko Construction Estonia. The New Veerenni Quarter is the largest single residential development area in Tallinn city centre. It is located in the Veerenni residential area next to the Baltika and Luther Quarters between Veerenni, Vana-Lõuna and Tehnika streets. During the span of the whole development project, approximately fifty new apartment buildings will be constructed in the New Veerenni Quarter over the next ten to fifteen years, and the public urban space will be developed around them.
During the first stage of the construction, twelve residential buildings with 137 apartments and 8 office spaces will be constructed on the Veerenni Street side of the developmental area. Six three-storey gabled-roof urban villas as well as two four-storey and four six-storey apartment buildings will be constructed, together with the living environment surrounding them. The new Pille and Tiiu Streets will be built in the quarter, and a park-like living environment, green courtyards and the public urban space will be created in between the buildings. Buildings, local bureaus and small businesses will be located on the ground floors of the apartment. A kindergarten will be built at a later stage of the development, and we are also planning the construction of an office building.
The first stage buildings of the New Veerenni Quarter will include 1-4-room apartments and commercial spaces on the ground floors of the six-storey residential buildings. The selection includes both smaller urban apartments as well as larger family apartments with a personal terrace and a lawn. Many of the apartments have loggias and open terraces for the ground-floor apartments. The apartment buildings have a B-class energy-efficiency rating. Easily maintained dignified materials – brick, glass, steel – which will also remain beautiful after 50 years will be used on the façades of the buildings. In the buildings, there is a room-based hydronic floor heating system, as well as apartment-based forced heat recovery ventilation. The interior climate, entrances and different readings in the apartment can be controlled through automated means both on the walls of the apartments as well as over the internet.
Those purchasing a home in the New Veerenni Quarter can select between seven living spaces and six wet room finish packages, which are interchangeable and allow for the selection of a suitable solution that satisfies all tastes. The sizes of the apartments remain between 35-118 square metres, and the price of a square metre remains between 2,142-3,255 euros.
