Merko is building new villa-style apartment buildings by the sea in Tallinn
Three new 5-story residential buildings will be erected in Kalamaja under the name Rand city villas at Suur-Patarei 20, and the former building will be reconstructed into a courtyard house with of cultural and environmental value. The luxurious seaside buildings will have a total of 31 apartments and 6 commercial spaces.
Rand city villas are located near the sea on the plot between Suur-Patarei and Kalaranna Streets. Residents will be able to move into their new homes in the autumn of 2019.
“The living environment of the cozy Kalamaja has been thriving in recent years. On the one hand, it is supported by its proximity to the Downtown and the Old Town, but on the other hand, the development of infrastructure, which has made access to residential and cultural facilities in the area much easier,” said Tiit Kuusik, Director of the Property Development Division of Merko Ehitus Eesti.
“The location of the city villas between the Cultural Cauldron, the rapidly developing city hall area, the Seaplane Harbor and Noblessner Port Campus is promising in terms of both the abundance of leisure opportunities and the close proximity to essential services,” added Kuusik.
The architectural design of the city villas, located a 5-minute walk from the Old Town of Tallinn, was created by Kadarik Tüür Arhitektid based on the current architecture of Kalaranna Street and the goal of creating a varied and integrated living environment. The facades are made of brick, wood and concrete, the combination of which in different ways gives each house its own character, while linking the buildings to the surrounding environment and the cityscape into a coherent ensemble.
All apartments have balconies with beautiful sea or old town views and the first and top floor apartments have spacious terraces. A two-story courtyard house reminiscent of a beach villa will be reconstructed for a person who values historic charm and privacy. The commercial premises are located on the common ground floor of three new buildings and are suitable for offices as well as commercial premises.
The articulated courtyard area between the residential buildings will be landscaped, with private green areas attached to the apartments and a children’s playground. Parking has been brought underground throughout the quarter to allow more space on the street level for enjoying the sea view and a human-friendly living environment.
The buildings are of energy class B, with underfloor heating and forced ventilation with heat recovery. A home buyer can choose from six interior decoration packages, designed in collaboration with interior designer Kadri Tamm. The apartments range in size from 57 to 298 m² and the price of a square meter ranges from EUR 2,900 and EUR 4,500. Interest has been shown already for more than half of the apartments and commercial properties before the beginning of the construction.
