According to data from Citify*, Merko’s Lahekalda development tops the sales rankings for new homes – more families have bought a new home there than in any other new residential area in Tallinn. Merko continues to build residential buildings and services in Lahekalda, and this year, apartments in the building at Paekalda 15 went on sale.
Lahekalda is located on a scenic rise of land in Maarjamäe, between Kadriorg and Pirita. The development area is secluded – away from city traffic and surrounded by a green belt where the city of Tallinn plans to establish a park to protect the limestone escarpment. Lahekalda’s success is attributed to the location on the outskirts of the city centre along with the tranquil and functional neighbourhood full of greenery.
“Lahekalda is a well-designed, comfortable and elegant environment, a place that’s safe to live and everything you need is close by. In Lahekalda, you haven’t left home as soon as you go out your front door, the home environment continues among the apartment buildings. Every new customer who comes for a showing of apartments on the higher storeys in Lahekalda has been genuinely surprised at the amazing view of the city and the beauty of the public space we have created. The extraordinary panoramic view is made possible by Lahekalda’s perch on the Maarjamäe limestone bank, which is more than 40 metres higher than the Pirita promenade,” said sales director for Lahekalda, Irina Piirmets.
The next buildings to be completed in Lahekalda will be the ones at Paekalda 15 and 17, each with eight storeys and a total of 105 apartments. The new buildings will be ready in autumn 2026, but for now the last few apartments are still available at Paekalda 19 and 21, some of which are furnished and ready for move-in.
Lahekalda has been likened to a safe and modern small town in the middle of a larger city. The neighbourhood has modern architecture and high-quality apartments connected to the greenery of a secluded area and a cosy yet functional home environment. The residential buildings in Lahekalda are positioned at an angle to each other to allow for more expansive views of the Bay of Tallinn and the city’s skyline, or the surrounding natural scenery.
The public spaces between the buildings offer ample opportunities – “backyards” with recreational and exercise features, a community garden, an alley lined with swings, and a large cat-tail sculpture that welcomes people entering the development all encourage the inception of a community spirit and distinguish Lahekalda from other nearby residential areas.
Merko began construction of Lahekalda in 2019. To this point, 2–3-room apartments have been in greatest demand. Some families have already moved from one apartment in Lahekalda to a larger one as their brood grows. Customers – and particularly the repeat purchasers – emphasize the importance of a good surrounding area and balanced price to quality ratio as influences on their decision.
When all is said and done, Merko will build around 25 new apartment buildings with more than 1000 apartments in Lahekalda. So far, about 500 are completed. In future, Lahekalda will also have a local shop, nursery school and spacious park area.
