There are still apartments available in three buildings in Erminurme, all ready for immediate move-in. You can still choose your preferred floor and whether you’d like a view of the courtyard or the street. The buildings at Erminurme 2, 14 and 22 are three-storey and offer 2–4-room apartments.

- Erminurme homes are located in two- and three-storey buildings. Each home includes a private storage unit and a parking space.
- The thoughtfully designed 2–4-room homes were created in collaboration with architect Janno Põldma.

The two- and three-storey buildings in Erminurme were designed in collaboration with architect Janno Põldma. Their style is both modern and timeless, creating a cozy, homely, yet fresh atmosphere.
The buildings are mainly finished with plaster, complemented by wooden cladding and brick elements. Large windows and spacious balconies further enhance modern living quality.

Construction specs
Building structures
- The load-bearing structures rest on reinforced concrete strip foundations. Load-bearing walls are made of hollow concrete blocks (190–240 mm thick). The buildings are mainly finished with plaster, complemented by wooden cladding and brick tiles.
- Intermediate floors consist of reinforced concrete hollow-core panels. Mineral wool and a concrete levelling layer are added for sound insulation.
- The buildings have flat roofs with rolled roofing material installed on hollow-core panels.
Interior walls, staircases and corridors
- Interior walls in technical shafts and sanitary areas are built from lightweight blocks, while walls between rooms use metal framing with gypsum boards.
- Stairwells are enhanced with photographs selected by an interior architect, adding warmth and character.
Energy class A
- The energy performance of Erminurme buildings corresponds to energy class A.
Balconies, loggias and terraces
- Each apartment includes a private balcony, loggia, or terrace ranging from 7.6 to 12.5 m². All balconies have glass railings.
Windows and doors
- The building features inward-opening PVC windows with triple glazing. Apartment entrance doors are smooth, veneered, and equipped with peepholes. The main entrance door is a metal-framed glass door.
Ceiling height
- The ceiling height in apartments is 2.73 metres. Suspended ceilings in both dry and wet areas are at approximately 2.4 metres.
Heating and indoor climate
- Heating is based on Fortum Tartu district heating. Apartments are heated with water-based underfloor heating.
- A mechanical ventilation system with heat recovery ensures fresh indoor air. Each apartment has its own ventilation system.
Cooling
- Apartments in buildings 2 and 22 are prepared for cooling installation.
Electrical systems
- Electricity meters are located in the main switchboard in the basement. Apartment switchboards include circuit breakers and low-voltage systems. Readings are taken remotely.
- Sockets and switches are installed throughout the apartments. Lighting is installed in bathrooms, utility rooms, and hallways.
- Optical fibre is installed up to the apartment for internet and TV. High-speed internal cabling and data outlets are provided in rooms.
Water supply and sewage
- The buildings are connected to the Tartu water and sewage network. Domestic hot water is produced via a local heating unit. Water meters are located above the bathroom ceiling.
Solar panels
- All Erminurme buildings are equipped with rooftop solar panels that generate electricity for both common areas and apartments.
Courtyard
- The 7,000 m² landscaped courtyard includes playgrounds for children of all ages and a table tennis area. It features swings, slides, climbing structures, sand play areas, benches, and bicycle racks.
- The buildings are arranged so that cars move along gently curving roads, naturally reducing speed and ensuring a safer environment for children.
Basement level
- All buildings have a basement level with storage units and technical rooms. The basement connects to the stairwell and provides direct access to the courtyard via a ramp, making bicycle access convenient.
Parking
- Surface parking is available around the buildings, along with one electric vehicle charging station per building. Each home includes one or two parking spaces, with readiness for installing a charger.
