Construction of Leedri residential district in Tartu Rural Municipality starts

Merko has started the construction of a new residential development on the boundary of Tartu City and Tartu Rural Municipality in Raadi. Leedri, as the development is called, will have six apartment buildings with a total of 144 units.

The first two apartment buildings will be completed in May 2027 and have the addresses Leedripuu 1 and Leedripuu 2. The three-storey energy class A buildings will have a total 48 2-4-room apartments – floor space ranging from 44 to 102 square metres – between the two of them.

Leedri was planned as envisioned by architect Anu Tammemägi, a concept that won the title of Tartu’s best building in 2019 in the category of new integral building ensembles. Leedri’s architecture emphasizes modernity and minimalism and its timeless combination of wood and stucco fits in well with the personality of a modern suburb.

“Raadi is a growing, fast developing part of the city. It can offer a new quality of life to those who prefer a calmer place to live but still want to be close to everything the university town has to offer. Leedri will be a modern, aesthetic and high-quality residential community, a place to establish a first home or build a family’s future for a longer period,” said the head of Merko’s southern Estonian department Juhan Varik.

Each building in Leedri has a lift, and, in the basement, storage rooms and a bike room. Solar panels on the roof help cover energy demand. All ground floor apartments include spacious terraces and the units on the upper floors have balconies. The four-room apartments on the top floor have cooling systems included in the apartment’s price, while cooling systems are an add-on option for the apartments lower in the building.

The quarter was planned with ample open areas and greenery. The courtyards will be landscaped by Merko with trees, shrubs and other vegetation. Parking spaces will be located by each building. Each apartment will have a shared electric vehicle charger. Personal parking spaces will come with readiness for installation of charging points.

Future hone home for more than 140 families, Leedri is in an area with diverse options. All basic conveniences and services are nearby. A school and daycare are located in the Raadi education centre. Directly next to the development is the Jasmiini Street park with playgrounds and climbing areas, an outdoor gym, basketball court and dog park – a leisure area for all ages. A bus stop and grocery store are also close by. Tartu’s city centre is 10 minutes by car. Tartu Rural Municipality has planned to establish a basic school and sports facility with a stadium in the area.

Leedri residential development will be built in partnership between top names in the field: architecture by JVR Arhitektuuribüroo, interior finishing packages by Fondalink, landscape architecture by Artes Terrae and buildings by Merko Ehitus Eesti.
