Energy Class

Energy Class

The energy performance indicator of the Leedri apartment buildings, based on energy calculations, corresponds to class A. Solar panels will be installed on the roofs.

Building Structures

The load-bearing structures rest on reinforced concrete shallow foundations. The load-bearing walls are constructed of fully concreted hollow blocks. The intermediate floors consist of prefabricated, reinforced concrete hollow-core panels, which are topped with impact sound insulation and a concrete levelling layer. The buildings have flat roofs covered with rolled roofing material.

Staircases and Corridors

Corridor walls are made of fully concreted hollow blocks. Stair flights and landings are constructed from prefabricated reinforced concrete elements.

Apartment Features

Interior Walls

All walls between apartments are built from 240 mm thick, fully concreted hollow blocks to ensure enhanced sound insulation. Internal apartment walls are gypsum board partitions on a metal frame. Wet room walls and utility shafts are constructed from lightweight blocks.

Windows and Doors

Apartments feature triple-glazed PVC-framed windows. Entrance doors are fire- and sound-resistant veneered wooden doors. Interior doors are panel doors.

Balconies and Terraces

All ground-floor apartments have spacious private terraces. Apartments on upper floors have balconies finished with terrace decking.

Heating and Ventilation

Heating and Indoor Climate

The heat source for the apartment buildings is district heating, with each building having its own heating substation. Apartments are equipped with comfortable and energy-efficient underfloor heating; manifold cabinets are located in the hallway wardrobe niche. Heating costs are distributed based on square metres, and separate heat meters are not installed in apartments. Each apartment has an autonomous supply and exhaust ventilation system with heat recovery. Separate exhaust ducts are provided for kitchen hoods.

Cooling Readiness

Future apartment owners may purchase cooling for an additional fee. All apartments are designed with readiness for a cooling system in the living room. Larger apartments also have the option to add cooling in one bedroom.

Water and Electrical Systems

Water Supply and Sewerage

The apartment buildings are connected to the Tartu Veevärk water and sewerage network. Domestic hot water is prepared on-site in the building’s heating substation. Water meters are read remotely and readings are automatically transmitted to the property manager’s database.

Electrical and Low-Voltage Systems

Electricity meters are located in the building’s main switchboard room. Electrical and low-voltage distribution boards inside apartments are recessed into the hallway wardrobe wall. The electrical system includes circuit breakers, and the low-voltage system includes TV and communication connections, as well as space for active computer network devices (router). Apartments are equipped with sockets and switches, and light fixtures are installed in bathrooms, utility rooms, and hallways. Rooms include modular Internet sockets. All storage rooms have power outlets, and the electricity consumption of each storage unit is recorded on the respective apartment’s electricity meter.

Electric Vehicle Charging

Parking spaces are equipped with the necessary infrastructure for the installation of electric vehicle charging points. Additionally, each building includes one parking space with a fully installed EV charging solution.

The surrounding environment

Outdoor Area

Directly adjacent to the quarter is the Jasmiini Street recreation area, designed as a diverse space suitable for all age groups. The area includes a children’s playground, outdoor gym, basketball court and a separate dog walking area. Landscape architect Mirjam Manglus (Artes Terrae) has created a landscaping concept offering rich biodiversity and visual variety. Numerous trees surround the buildings, and varied shrub planting areas and lush perennial flowerbeds have been planned between the buildings and parking areas. An elder tree has been planted by the main entrance of each building.

Accessibility for People with Reduced Mobility

Building entrances are slightly elevated above street level. The vertical layout ensures step-free access from the building to the ground-floor parking area, playground, and pavement. The lift stops at the entrance level and is located on the same level as the entrance, ensuring convenient access for people with reduced mobility.
