Living between city and nature
In Erminurme, you live as if in both the city and the countryside at once – enjoying the best of both lifestyles. On one hand, you can relax in peace, quiet, and greenery; on the other, you are just ten minutes away from concerts, cafés, and the library in Tartu city centre.
Today, the Erminurme development includes 197 homes across 11 buildings. The thoughtfully designed 2–4-room apartments all feature private balconies and storage rooms. One additional building with 27 apartments is planned for the future.
Enjoy life on balcony, in the courtyard and in parks
Enjoy life on balcony, in the courtyard and in parks
When creating Erminurme, we have considered that a home should extend beyond the walls of your apartment. Each home includes a spacious balcony that becomes a comfortable extra living space during the warmer months. The large courtyard features benches and playgrounds, offering plenty of opportunities to spend time outdoors with family. The recreational area is maintained by the municipality of Tartu, helping keep residents’ costs lower.
Life in Erminurme is ideal for families with children and dogs alike. Children can easily find friends in the large courtyard and enjoy playing outside while dog owners can take advantage of long
walks in nearby parks.

A spacious and versatile courtyard
The big courtyard includes separate playgrounds for children and comfortable seating areas for adults. Swings, climbing structures, a slide, and sand play areas provide plenty of activities for younger residents, while older ones can enjoy table tennis.

Raadi Park
In the historic Raadi Manor Park, you will find scenic walking and running paths, ponds, benches, and more. The park also features a sculpture garden with works from the Tartu Art Museum collection.

Majoraadi Park
Located right next to Erminurme, Majoraadi Park offers health trails for walking, running, and cycling. In August 2025, a low-adventure park with 23 tracks of varying difficulty levels was opened there. The park also includes a dog playground.
Joy, friends, and adventures
Joy, friends, and adventures
Erminurme is a great place for children to grow up. The quarter is large enough to always find playmates, yet small enough to feel safe and secure.
The buildings are arranged so that cars move along curved roads, naturally slowing down traffic and creating a safer environment for children.
Playgrounds are designed for all age groups – from toddlers playing in sand areas to older children who enjoy climbing and active play.
Right next door, the Estonian National Museum regularly hosts storytelling mornings, workshops, concerts, children’s camps, and many other activities.
Pets and guests
Ideal for pets and their people
If dogs could choose where to live, they would likely choose Erminurme. Majoraadi Park begins right next to the residential buildings, offering plenty of walking paths for both dogs and their owners. About one kilometre away, there is also a dedicated dog park that is sure to become your pet’s favourite spot.
A welcoming place for guests
Guests will always find it easy to visit Erminurme – whether by car, bicycle, or public transport. There is ample street parking nearby for visitors, and bicycle racks are conveniently located next to the buildings.
Healthy living in the fresh air
Healthy living in the fresh air
Do you want to breathe fresh air every day and stay active? In Erminurme, it’s easy – step outside your door and you are already on pleasant walking paths. For longer walks or runs, the trails of Majoraadi Park and historic Raadi Park await.
Living in Erminurme makes it easy to enjoy cycling or rollerblading, both in Majoraadi Park and along nearby light-traffic roads. Opposite the Estonian National Museum is Tartu Snow Park, offering sledding, tubing, snowboarding, and skiing slopes. Nearby, you will also find Tartu Adventure Park, and Majoraadi Park features 23 adventure tracks.
Within about 4 km – a short bike ride or drive – are Kõrveküla Sports Hall and Tartu Annelinn MyFitness.
A place with a remarkable past
A place with a remarkable past
The Erminurme area once belonged to the lands of Raadi Manor, whose history dates back to the Middle Ages. The manor was named after its original owner – the city council of Tartu (“raad”). Later, it was owned by several notable Baltic German noble families, including the von Lipharts, known as art collectors.
After Estonia gained independence, the Estonian National Museum moved to Raadi in 1922. During the Soviet era, the area was used as a military airfield. The manor’s main building, damaged by fire, was repurposed as a warehouse. While the historic manor building has not been restored, the surrounding park has been beautifully renewed.
Today, the new era of the area is symbolised by the Estonian National Museum, whose new main building was completed in 2016. In 2020, Merko began developing the Erminurme residential quarter.
